Welcome ! Water heater - Plumbing Inspection
Hi, my name is Ed Anderson, born in Madison Wisconsin. Owner of Integrity Home Inspections of South Central Wisconsin LLC. I am a certified and licensed home inspector. I have been designing, building, remodeling and inspecting homes since 1979. I have done small remodeling jobs all the way up to building several homes in the Madison parade of homes. I have built over 175 homes, and I have inspected thousands. I now perform home inspections full time. I am a member of the International Association of Certified Home Inspectors and a member of the Realtors Association of South Central Wisconsin. I perform inspections for all of south central Wisconsin. To date I have done home inspections in over 65 different cites, towns and villages. My work truck is a 4 wheel drive F 150, so I can get to any home in any weather condition. It has a large rack on top for a 24' and 32' ladders, and I carry 3 more ladders and lot's of tools on the inside. I climb on most roofs and get into most attics for a thorough inspection. Let's take my 36 years of experience and put it to work for you. I will create a very detailed, easy to read and understand accurate inspection report including photographs of any defect, repair or safety issues. And it doesn't stop there, you can call, text or e-mail about any questions or concerns you may have.

What is Carbon Monoxide ?
Carbon Monoxide ( c. o. ) is a colorless, odorless, tasteless, toxic gas. It is a product of incomplete combustion of motor vehicles, furnaces, water heaters, gas fireplaces and gas cooktops.
Wisconsin State Law requires a carbon monoxide detector on every level, However, many homes do not have them. And the homes that do have a detector, most of these detectors will not sound an alarm until c.o. levels exceed 35 ppm.
For healthy adults c.o. levels become toxic when it reaches a level higher than 35 ppm ( parts per million ) with continuous exposure over an 8 hour period.
I check, and note on the inspection report, the c.o. levels on every inspection with a digital c.o. detector that has a range from 0 to 1999 ppm.
As an added benefit, testing and reporting for c.o. is done for Free.

What is Thermal Imaging ?
All objects emit infrared energy (heat) as a function of their temperature. The infrared energy emitted by an object is known by it's heat signature. In general, the hotter an object is, the more radiation it emits. A thermal imager ( also known as a thermal camera) is essentially a heat sensor that is capable of detecting tiny differences in temperature. The device collects the infrared radiation from objects in the scene and creates an electronic image based on information about the temperature differences. Because objects are rarely precisely the same temperature as other objects around them, a thermal camera can detect them and they will appear as distinct in a thermal image.
Why would thermal imaging be beneficial for a home inspection ?
A professional home inspector equipped with a thermal imaging camera and properly trained and certified in it's use, can find problems with a home that a normal home inspector cannot. ( I use a Flir E 8 Infrared Thermal Imaging Camera )
Some of there problems include:
Leaking roofs, roof vents, skylights, chimney flashing, and roof vent piping.
Improperly installed or settled insulation.
Water and air leaks around windows and doors.
Water intrusion through the homes exterior covering, weather the home has stone, brick, stucco or siding.
Plumbing leaks inside the home, including leaking shower pans, bathtubs, and tile walls, leaking pipes, improperly sealed toilets, and water pipe condensation.
Improperly installed or insufficient insulation in walls and ceilings.
Improperly insulated HVAC ducting that has not been properly sealed or that causes condensation dripping in attics or crawlspaces.

Thermal imaging brings me one step closer to not overlooking anything.
So you have to ask yourself: do you want a home inspector that offers thermal imaging or risk going with one that does not.
I use a thermal imaging camera on all inspections, and yes it's included in the price.
As you study the photos below, I remind you, these images would not be visible without the aid of a thermal imaging camera. The top photo is a regular camera, the bottom photo is a thermal imaging camera.

Why Hire Me ?
First, hire the right inspector - a professional. Hiring the right home inspector is done similar to the way you would hire a contractor, by doing research, and learning about the subject.
Make sure the person has a lot of experience doing home inspections. and has a long history of residential construction background.
You don't want someone who was working in the printing industry and suddenly thinks he is knowledgeable enough to perform home inspections, nor an barber by day and inspector by night. You need a professional, and professionals live and breathe the industry. Why? Because they want to. It's what they do.
Think about it for a moment, If a person is expected to come into a home - any home of any size and construction - and find major and minor issues in only 2 to 3 hours, they need to know what to look for, signs that raise questions, what to look for in older homes, why homes were built the way they were 100 years ago and why they are built differently today.
It's takes years of knowledge to know this.
For Example, if you are looking at an older home, a good inspector would know to check for lead water pipes, outdated or undersized electrical panels, vermiculite insulation, foundation and framing issues. In newer homes, with the fast pace of construction, many issues are missed by a municipal building inspectors, the builder lets it slide, and the homeowner is left with it.
Knowing how to inspect a home isn't something you can pick up in a few months. It takes years of being in the business and construction background. and most important an inspector who is passionate about his work. because if they get it wrong, it could mean thousands of dollars of unexpected repairs - to you.
Know what to expect during a home inspection and what to ask. I recommend walking around with the inspector, then you can learn about your future home and ask all the questions you want.
I have built over 175 homes and inspected thousands of homes. I know how they work. I know what to look for. I know how to take them apart and put them back together again. Clients ask me all the time about load bearing walls, structural support, moving walls and opening things up. I can answer all these questions and more, because I have been there, I have the knowledge and experience, and best of all, I am willing to share this with you.
I do not skimp on tools, I never have, I buy the best tools I can to give you the best and most accurate inspection report possible. Giving you the knowledge and peace of mind that you can move into your home with confidence.
At Integrity Home Inspections, even though I have 36 years of experience, I still continue to learn more by taking continuing education class's to be the best I can be. I use the best tools and the latest technology and 7 different sizes of ladders to make my home inspections second to none. And just doing a home inspection isn't good enough. I give 100% effort into all of the inspections I do, small homes or big homes, I will spend the time and effort to do the best I can for you. When you see my inspection report, you will say WOW.
