On a typical home inspection I will be at the home from 2 to 3 hours. During that time I will test, inspect, take notes and take color pictures of all defects, safety issues and repair issues. Then I go back to my office, download pictures and create a report, This takes 1 to 2 hours, then I e-mail the report. All issues will have a written explanation about why it was wrote up, and what type of person should fix it. All issues that are found will appear at the front of the report under a Report Summary Page. The entire report is customized for your home, depending if your home has a swimming pool, extra outside buildings, finished basement, 3,4 or 5 bedrooms, 2,3 or 4 bathrooms etc. Your report will have a separate written report for each room.  The report will be e-mailed the same day, or with a late afternoon inspection, the next day. I carry 6 ladders on my truck, these ladders range from 2 feet to 32 feet. The ladders will get me on to all roofs and into all attics. My inspections are very thorough, on an average home I will inspect over 550 items and create a 50 page report.

The report I create is clear, easy to read and understand for you, a home owner. The report has condition indicators ( black boxes) that are color coded as to the condition of the item. (like a stop light) Green for As Serviceable. Yellow for Repair issues. And Red for Safety issues. The page on the right is one of the pages in the report. The report is typed out.   ( no confusing check boxes ) You can tell at a glance that most of the items are ok, (Green AS) You can see one Yellow condition indicator, A Repair for Sink Plumbing Conditions. And one Red condition indicator, A Safety issue for water temperature being too high. And yes, a color photo of the sink issue, with an arrow pointing to the leak. The entire report is this easy, clear to read and understand. A summary page at the front of the report will show all Repair and Safety issues. Your report will be easy for you to read and understand.

Reports are 40 to 70  pages, depending on the number of rooms and the number of problems found. Reports are e-mailed to you the same day as the inspection. At your request, reports can also be e-mailed to your Realtor, Banker, ect. Radon testing takes 2 days (continuous 48 hours of testing) to preform, After the 2 days we will pick up the radon monitor, take it back to my office and plug it into my computer. The testing results are generated immediately and e-mailed to you within minutes.
